I highly recommend The Boston Tea Party Ship. My nephews loved being able to 'throw tea crates into the harbor'. It was very interactive and kept their attention. My nephews are 10 and 4 and we were there in April.

Boston Common has a great playground so they can get their ya-yas out and maybe get some fried dough afterward! Swan boats are fun. Walk along the esplanade- also another great playground as you head toward mass Ave bridge. Museum of science, children's museum, duck boats. USS Constitution. North end food and people watching

I'm sure people will chime in re: home rentals. For hotel, we enjoyed the Embassy Suites Old Town Alexandria. It's next to the King St Metro. Try North Bethesda Marriott in Maryland side. It’s right next to White Flint Metro and easy into all the stops downtown. (I grew up in Maryland). You could also probably get some deals at the Bethesda Hyatt which is right next to the Bethesda Metro and two stops closer in. These are all Red Line too so stops for Zoo, Smithsonian, etc are all on same line.

We got a great deal at the Residence Inn in Arlington last winter break. Free breakfast, super quick walk to the Metro, and only a few stops away from all the sites. John Pennenkamp underwater state park, just off Key Largo, right at the top of the keys - a boat takes you out for a snorkeling trip. Lots of fish, coral, etc. I used to snorkel at 7, if your son hasn't practiced call them to see if appropriate.

The Pearl Hotel Midtown Manhattan is very nice and was affordable for us last summer. Great if you want to be in Midtown - it's right in theater district. Art Institute is a must. I enjoyed the Field Museum as well (once I got past the very old stuffed animal diorama). See if a City Pass works for you - gets you to the front of queues and I guess it may also save you money. I always stayed at the Dana Hotel (http://www.danahotelandspa.com/) when I worked in Chicago. It isn't in the thick of the action (about 30 mins walk from Millenium Park) but I like walking and there are a lot of bars and restaurants in the area. The Dana used to be ridiculously cheap for a 4* boutique place - not sure if that is still the case.
