My wife and I hired Scott Moulton from Sutton when we bought our house and it was such a good decision. We had previously worked with a different realtor who seemed like he was just trying to put us in a house fast and told us what we wanted to hear. When we later hired Scott, he worked so hard for us, he took us through so many houses, and we never felt pressure to make a quick decision. When it came down to the purchase he negotiated an amazing deal for us, and we heard that after our purchase, the people who sold us the house recommended Scott to their friends who were looking to sell, rather than recommending the realtor they had used. I'd suggest going through Viewpoint.ca to either buy or list. There are a few realtors listed there. This is due to the fact that viewpoint has 90% of the internet traffic for house searching, so a wonderful place to get information or to market your property.

If I could suggest, no matter who you choose, you should contact the Nova Scotia Real Estate Commission (nsrec.ns.ca) to see if who you choose to represent you does not have a discipline history. They also have a Seller's Guide on their website if you need a refresher on what to expect. It is also a good idea to interview a number of agents/brokerages to see what they will offer you in terms of marketing your property/costs.

One week I decided to look into getting a home. The next week we hired Christina to 'start officially looking'. That day she got us into some places we liked. She had real advice based on what she knew about us. She set us up with some digital listings to "profile" us. Day two, more viewings. I'm not even sure how she got us in so fast. Day three, she suggested a house that wasn't on MLS yet, it was super fresh. Went in later that day, and this is the place I'm living in now. She made sure my decision was informed, and I knew what the house was and wasn't. Her 'team' is amazing. The inspector, Tony Wilcox was the nicest dude ever. A couple months later, I had an unfortunate incident with a toilet... Christina hears about it and Tony finds out and comes over on a Sunday and taught me how to deal with it. I was blown away. This is a buying story I know, and you're looking to sell, but my point is, this woman works friggin hard to ensure her clients are looked after. Highly recommend.

I have nothing but praise for Robie Lynn Maxwell with Royal lePaige. She really went to bat for me when I was purchasing a home. Edit to add: if you are a first time home buyer, definitely look into provincial and federal government grants to help with some of the cost.

I used Don Rani from Royal Lepage and can't recommend him. I nearly lost out on our desired home because he just didn't listen. It was an uphill battle to get what we wanted. Margret Craig of Engel & Völkers is great though.

Also interested. First time potential seller, what can I expect as far as realtor fees? Also, probably more of a personal finance question but should I take a portion of the gains to put 20% (or more considering current interest rates) down on a new home to avoid CMHC or is that better invested elsewhere? Carrying no substantial debt.

I work in the industry, but am not a realtor. Feel free to PM me because picking the right realtor is hard.
What kind of personality do you need? Someone who will give you advice or someone just to write the offer? Are you looking for a hot product and need someone well connected to get you into it before (or soon after) it hits the market? Want someone who knows more about the North end or someone that has done a lot of condo or new construction work?
As for the person selling: meet at least 3 and get them to give you a price suggestion. Ask what marketing they'll do. Ask about photography. Look for reviews online. 5% is normal, 2.5 of that goes to the buyers agent. Some go lower, but expect a discounted service.
