Property management software Can you guys recommend a good property management software ? I've been using Microsoft access but is there anything better ?

I use Yardi and Tenant Tech at one of my properties and One Site and Tenant Tech at the other. (Different owner preferences.)

They also have on call support which helped a lot in the initial setting up phase. Most software solutions offer a free trial so I suggest trailing a few to see which fits your needs to best and making a decision based on that. Good luck!

There are plenty of specialized PM software out there, but without understanding your requirements, it's a little difficult to provide any recommendations. My company provides an integrated website and portal product as the front end to many of these companies so I have some experience with a wider selection. Depending on your needs, other than the products already mentioned in the post, I suggest taking a look at what Caliber Software, Village Management Software (VMS), TOPS Software, and Vantaca have to offer.

I've been using Tellus ([tellusapp.com](https://tellusapp.com)) and it's become my all-in-one PM app. Free to use, and you can enforce automatic late fees or allow tenants to set up auto pay. It's great for keeping track of finances too.

Yardi systems has been really good for accounting purposes and providing reports to owners. We have initiated rentcafe which has been a really good tool for the prospect/resident lifecycle. Rentcafe is a yardi product and they sync simultaneously together. Rentcafe screens through rentgrow. It takes a bit to get used to but once you have it down, it is great!

I think they just raised their rates. Starting at $63/mo for up to 50 units. I’ve been using their software for years. Leaves some things to be desired but definitely top in its class for the price range and company size.

I am a big Propertyware fan. I can customize the software quite a bit and I can pull any report I want. It handles all aspects of the tenant cycle plus they have some great add ons. Can’t beat thier 24/7 maintenance call center and thier utility management

I used College Hunks Hauling Junk because they were the ONLY ones who answered my emails or phone messages. Very nice crew. BUT if you post what the junk is someone might do it for free.
