We used Abbey Independent Surveyors 8 years ago. (Paul) He was here for 4 hours, wrote a comprehensive report, we followed all his advice and we're still in the same house and no further problems. He explained how damp is very misunderstood, a lot of it is bad ventilation, we live in a society of insulate, stop drafts, save money etc but Victorian houses need to breathe. Poor underfloor ventilation and condensation is often the culprit, it was for us. We also always have a dehumidifier running. Hope this helps!

Sophie, in case you need another name, we used to own a Victorian traced house and had damp problems. Nick Williams was recommended to us. We used him on that and a subsequent property. Its on outside and inside walls and is spreading down from the top in the corner. Strangely the room above doesn't seem to be damp. There are other little spots all over the room, but the main bit is in one corner. One clue could be that I think there would have been a chimney breast there which was removed at some point (there is one in the room above) but it extends way beyond the area that the chimney breast would have been. The chimney at the top has been capped but this was redone and ventilation checked 2 years ago. A garage has been built on the outside of the wall, so its kind of an internal wall now. That has had a new roof too, so I can't think it comes from that. The air bricks appear to be clear. The house next door that the internal wall shares doesn't seem to have damp at all, but they may have had their walls dry lined or something, not sure. They also have the chimney breast in place. Jamie Vans that would be good if you're up for a conundrum!
