There are plenty of realtors downtown, and I've work with a few of them -- Uptown, Town Property, and East Coast Realty. They are all pretty much the same, and have pretty much identical listings for the Brookline area, and I didn't have a negative experience with a single one of them. I'm sure you know about the realtor fee, but since you're looking in the Allston/Brighton area, check out Samia apartments. I used to rent their units because they don't make the tenants pay the broker's fee. Most of that area will be booked until the summer (June at the earliest for many of those units) because of the number of college students in the area still. There will be some availability, of course, but it may not open up until 60 days prior to the current tenant's lease renewal. No harm in going to check it out with a realtor though! I worked for a real estate company in Brookline, and we had a number of private landlords whose units we rented exclusively for, so you might luck out :)
