We used Redfin as our buyers agent and Guaranteed Rate for the loan. Both were great. Guaranteed Rate sent us updated pre-approval letters almost immediately which you'll need every time you put in an offer. With the limited selection in the Boston/Cambridge/Somerville market (in our price range) we didn't feel like we needed a traditional real estate agent and it was a nice bonus to get that Redfin refund check.

I have had good luck with mortgages from both Eastern and Citizens in the last two years (one was a refi).
Some mortgage advice, especially if you are in jumbo territory: try to find a couple of hungry/aggressive loan officers at a few different banks. Get offers from each and ask them to beat the other. Many will. If you are not in jumbo $$$ you can also use a broker to do this, but with jumbos you are often looking at portfolio loans (banks keep them on their books, they don't package/securitize and sell) and IME you're much better with loan officers than brokers in that case.
Remember you do not need to get multiple pre-approvals, and there is no reason to get your mortgage from the same lender as your pre-approval. If you have any significant financial assets, ask about relationship discounts (assets could be cash, equities, mutual funds, or even products within a Roth or traditional IRA depending on the bank). This can get you 1/8, 1/4 or more off your rate in the right situations.

Ditch the buy side agents. It’s going to make it a lot easier buying from whoever is representing the seller in this market. There’s so much competition and it’s only human nature for the selling agent to want the whole deal if they can get it. Money is money, they can’t get you the place for a cut rate, but if you’re close they may give you some inside info that helps you win. I agree with the above re: internet lender. Get the best rate for yourself.

Hi! I literally just went through this over the past 2-3 weeks. I got preapproved through Guaranteed Rate with Rick Harrington (Rick.Harrington@grarate.com) and ended up applying for the mortgage with Leader Bank with Patrick Walsh (pwalsh@leaderbank.com). Both are stand up professionals and I so enjoyed working with both of them. They spent significant time over email/phone with me answering all of my questions. LB just gave us better terms at the end of the day.
ETA: both GR/LB contacts are local, which is super important to the pre-approval and offer process as I learned taking a first time home buyer's class (at Thalia Tringo - though we didn't use them as our agent), as they were able to flip offer letters almost instantaneously.

What's your price range? In the area you're looking, a 4BR is going to be upwards of $2500. If you want "luxury" and close to the T in a neighborhood where your bike won't be stolen every other week, $3500+.
