mines amazing, but i dont think they are looking to take on more load. we found them after leaving the hell that is diversified management. unless you got over a few hundred units dont call diverisifed.

Not Montgomery Ross, an Associa company. I can't speak to the board perspective but as a resident in a townhouse complex, they are difficult to contact, slow to respond, and terrible at providing notice to residents.

I am a community manager and to be honest with you, management companies are all going to be fairly similar. It's the actual managers that make a difference. If you aren't happy with your current manager, speak with their manager and request a change. Often times you'll have an opportunity to interview the replacement to ensure they are the right fit. Switching companies is of course an option, but be aware that transitions between management companies are rarely smooth and that will affect your ownership.

I am a tenant in a condo building, but from my perspective New Concept has been very attentive. They've always been responsive (again, from a tenant's perspective).

Avoid Lenyx like the plague. Unprofessional, and completely unable to manage trades. Every small improvement initiative ends up a shit show.

Keystone Grey has been pretty good and responsive for our building. Our building switched from Simco Management to Keystone after the board found that Simco wasn't as responsive or attentive.

I used to rent from Diversified Mgmt Rent who managed a lot of houses.. no issues with them at all for the time i was renting . They upkeeped the property did regular checks for firealarm.. typical rental company in my opinion

i didn't know emerald did individual houses, i thought they only did it by the entire building. as for hope street, ive no idea about them but the condo next door to me is managed by them and their tenant screening seems okay at least for this one condo for the past 3 years. cant say much else as im only a neighbor and not aware of how the rest of its managed.

A friend of mine looked into Emerald, apparently it's a $400 charge every time you need/get a new tenant, plus a $600 deposit they can use to deal with repairs, plus a minimum $125/month charge. I have no idea how good they are, though.
