Try loopnet.com. Usually they'll have what are known as "fact sheets" where they tell you all the "facts" about a particular property. What's the asking rent (note I said asking; not what the rent actually is), if it comes with any equipment, if there is a premium for said equipment, etc. You can start to get some ideas from there. Not all properties are listed on Loopnet, but worse case scenario is you could just call the Landlord's agent and ask them.

Your best bet is finding a broker/agent because your need is pretty specialized. You can look for one on various commercial Association or Designation websites like aircre.com, ccim.com or naiop.org. It will not cost you anything to use a broker, as they are paid by the owner as a deal is consummated.
