You might ask for Doug MacGregor (Samohi '73) - very reliable. I think there are some Samohi '72 grads that are real estate agents that can help you there. Hi Bob, So sorry about your mom. You lose her, then have to do what you are doing now. Those of us who have gone through it deeply know what you're going through and I'm sure we all send you our best wishes...When my dad died, we, first of all, inte rviewed a few realtors to handle the sale of our Santa Monica family home, then we went with Melissa Alt. She has tons of experience in the area and was honest with us. She also helped with the painters, landscapers and staging. I can't recommend her highly enough. When my husband passed away, I had to sell our rental property just outside of the Marina...I used Pat Norwine at (310) 437-3808...She was fabulous and really took care of everything and sold very quickly and a nice person..I HIGHLY recommend her!!!

Standard is 7% on the first 100 k, 3% on the balance split between buying and selling realtors. Commissions are "technically" negotiable.

What are people paying for real estate lawyers these days? Why is it so much less than a realtor?
Lawyers (or their paralegal) do the real work of making sure the property is legitimately owned by the person selling it and confirm it can be sold (no liens). They also hold the responsibility of managing all the paperwork and exchanging the cash as the title is registered to the new owner.
Also home inspectors actually have some specialized skills that the average home owner may not and only charge $500. They even climb in crawl spaces, on roofs, and send a report with annotated photos!
Why do realtors charge $19,000 (on $500k) to post a glorified Kijiji add and/or tell you things you could figure out on your own from Google maps? The offer form they use has nothing that a real estate lawyer, mortgage broker, Google, can't supply you with for free. The purchasing realtor is only good at "negotiating" the price down if they are better than the selling realtor is at "negotiating" the price up...
It's so strange that this pricing model still has such a stronghold. Do any of you local experts think it will ever change?
