I have a viewer who is a first time home buyer and wants some tips. They are looking for tips on home loans/realtor do's and don't's. Can anyone give some advice?

Tell them to do their homework. Front door.com is an excellent reference for new home buyers. It gives checklists that guide you from the "getting financially prepared"., to the "picking the right agent/mortgage lenders. Lots of lender info and checklists for what to look for when househunting. Helped me so much!

Sadly I can only tell you who I would not use. Do not use MyDogTess or Rob Bray. I went with them on the suggestion of a friend and lost thousands due to poor advice and incompetence.

Did you consider going through a buyer's agent? They only represent buyers, so there's no dual-agency & risk of conflicts. I went with [For Home Buyers](http://www.forhomebuyers.com/WhyaBuyersAgent/TipsforFirstTimeHomeBuyers.aspx) and was very happy.

The seller pays the commission... Historically this is 6% split 3 and 3 with the seller's and buyer's realtor. The individuals don't get it all, their companies (Coldwell Banker, Remax etc.) take a slice. It is possible to negotiate a lower rate as a seller. You also see some people try to sell their house themselves to minimize the fees. If you are new to buying a house I would not recommend going without a realtor.
