My mom is a amazing agent in the area! She has lots of experience with military families (as shes a military family too) and va loans! She is also one of the only agents in the area to be a "homes for hero" agent...which means you get 25% of her commission back on closing day! Awesome program, look it up online! If you're looking for decent school areas I would suggest off base are wheatland, plumas lake, (NOT olivehurst) and lake wildwood. Depending on rank, lake wildwood is gorgeous, but pricey. And it's farther out so getting to sacramento is further. I would not suggest Edgewater, I don't personally live there but have heard many people say not to since it's so close to linda which is a horrible area. I currently live in South Plumas Lake and we love it. There are two elementary schools, and a middle school, kids go to wheatland for high school although there is a highschool being built (hasn't broke ground yet). It takes my hubby about 20 min to get to work from here. We love the schools and the neighborhood. But we have no grocery store or anything. Which doesn't bother many of us as we just travel to lincoln or yuba to shop. If you can afford it lake wildwood is nice, but it's too far out for me. I would recommend plumas lake first. South off of Plumas Blvd, not north off of the Magowen exit. I think that's the exit name. Wheatland is great but it's hard to find places there. At least it was when we moved here last march. Good luck!! We used Mike and Diana Distefano based in Grass Valley for a realtor. They helped us buy our house in Plumas Lake. They are FANTASTIC. They were talking with me a year before our move helping me get to know the area. A great couple. Actually interested in helping our family not just selling a house. 530 - 798-8867 is there number.

It seems like crime is getting higher in yuba city. We lived there and then moved to the edgewater area and loved living there. Look on ahrn.com. Trident is a not so great rental company but they have some decent homes. I would if loved to lie in lake wildwood but it is a commute to lots of places since it's so far out. No matter what neighborhood you live in there will be some sort of crime or bad stuff going on so you can just look at that. Plumas lake is nice but it's a little farther out for grocery. I would figure out your spouses hours of work and see what gates work best for the times they work. Not all gates are open 24 hours so I your spouse works before 5 am or after 9 pm I would look into which gate it's best to live close to so their commute isn't as long.

Lone Tree School on base is really nice. They have a Montessori blend program that my both of my kids went through the teachers are awesome there and so is the staff. Bear River Middle is a good school, also out in Wheatland. We purchased in a subdivision called Edgewater. Not too bad of an area to live, of course there is crime. Edgewater is about a 20 minute drive to the elementary school on base. There is a Walmart in Linda. Yuba City has shopping as well most of the major stores Walmart, Lowes, Home Depot, ect. People go to Roseville a lot for shopping. I know a few who live out in the area as well and love it there. Plumas Lake is also a nice area where lots of military live. If you want you can PM me I would gladly answer any questions that I can for you:)
