I just called Denton Central Appraisal District and asked if proximity had any effect on their appraisals. The answer was they use recent home sales to accurately make appraisals and proximity is not part of their criteria HOWEVER she did say that proximity DOES effect the sales price of homes and therefore it does effect the appraisal and home value.

I spoke with Kyle at Denton CAD. They can not release anything in writing without studies showing increase or decline due to rezoning and none exist. He said that if any person, realtor or not, tells you that it will not effect resale value, ask for the data that supports it. He told me that currently proximity is not a factor in determining the value of homes BUT said that it is something that they will look at if they see property selling prices drop in affected areas but there would need to be supporting data to support.
Is there an antique appraiser in the area? We might want to sell some antiques we inherited. Thanks.

Foe appraisals I would go to Dallas. Heritage Auction is top drawer and Dallas Antiques is another good one. If you have not been tuned in, if your antique furniture is "brown" ( mahogany, cherry walnut, oak) I have been told that there is no market for it and it is not worth a lot.
