Our rental was up in the area you're looking at, and we loved the area, but when we were house-hunting with a budget similar to yours the only houses we could afford required way more renovation than we were willing to put in, so we ended up elsewhere. Just recently bought a house in September of last year. We worked with Ginger Trimble Knox. She was amazing and always available for questions and help. Also, we found her through Redfin's Realtor Referral program which got us a % of her commission back after we closed. As for the mortgage we went through Affiliated Bank and worked with Stephanie Holbert there. She was very helpful and made the whole process very smooth and painless. Both of the parties involved in helping us buy our home were great and even had awesome customer service even after the sale was final.

I'm a student at TCU working as an administrative assistant for a Keller Williams realtor/buyer's agent Ginger Trimble Knox. I got the job two years ago when my mom and I bought our TCU house.
Ginger goes up and beyond for her customers AND her employees, I can give you that much. Halloween we send out candy to the houses we've sold with children; Christmas is more or less the same. It's a blast working with her, and I know her clients always share that same sentiment.
Of course, I have a biased opinion working with her, but even when I was her client and not her assistant she was willing to go up and beyond. She is extremely knowledgeable about the market and the area (she primarily works here in the TCU area and in Camp Bowie/West Ft. Worth) and she'd be more than happy to answer any questions you might have.

Recently bought a home, and went with Wells Fargo for our mortgage. The rate was good, they didn't charge me any closing fees, and we were able to close in less than 30 days. The loan officer and documents person were always on top of things, so I had no problems with them. I tried going with a mortgage broker (Cendera) and they tried to rip me off, so I'd advise against doing that.

If you're a buyer, consider a buyer's agent. [Marion Zygadlo](http://homeofyourown.com/) is a family friend - we've know him for more than 25 years (he thinks he taught me to sail). He is very good, and will work to find you the best home he can for your budget. As a buyer's agent, his job is to find you a house. He has no houses to sell, so do doesn't have any conflicts of interest. The seller pays his commission. He is VERY good, and knows his stuff. If the house is crap, he will tell you before you even walk in to see it. If there are problems, he'll point them out right away, and move on.

My wife and I used Carley Moore a few years ago. She's great, no pressure ever. During our last home search we dropped our max price more than 20% and she even helped us out with some closing costs. We had to have looked at close to 30 homes through the whole process. She always had a smile and seemed to genuinely want to get us in the home we wanted/needed and not the one that would give her the best paycheck. I can't recommend my realtor- she and I had difficulties, but I went with Citi for my mortgage and I can't say enough about the people I worked with there. Fantastic!! They were all so nice, answered all my questions, got me a really low rate, and got me to closing early! They made my life so much easier. Also- I am closing on a house in exactly that area for a similar budget on Friday. I just did the whole search and found and saw lots of houses. I got super lucky and my house is really updated and great, but I can give you some tips on houses that looked good online and crap in person if you want.

If you want to drive to Arlington, I've gone to South Arlington Animal Clinic / Dr. Moore since I was 12 years old. We went there for our family dog, and then Ive taken every dog Ive had since then to him. My 14 year old schnauzer has gone there his entire life. Dr. Moore genuinely cares about animals, not about making money. There have been times when I was in a panic and took one of my dogs to the vet closest to us, and the cost was triple what Dr. Moore charges. When Pete had to have bladder surgery, the vet by us wanted almost $3,000. Dr. Moore charged $600. I think his office visits are like $35. I friggin love that man.

University is good but really expensive. Westcliff is where I've gone with Cleo and my parents went there for years, even before I was born. Dr. Cass is fantastic. Check ups are 20 bucks and if there is a cheaper alternative for anything, Dr Cass will tell you.

Whitney is by far the best in the area. Lake Ray Roberts has some way up by Denton. Lake Bardwell used to have some very similar to Whitney but they shut down. Joe Pool trails suck..they have been closed for 6-8 mo because of flooding. Lake Waco has some and so does Texoma..but further.

Though my parents were members of Arlington Heights Christian Church, mu older brother and I attended kindergarten at RPC. Mrs. Scott was my brother's teacher, but Mrs. Baird was my kindergarten teacher there. I loved the playground with what seemed like the tallest slide in the universe. John's mother, a widow at 58, married Aubrey Phillips at RPC in 1978. Thank you, Dan, for posting this so those of us who live far away from Fort Worth might know that another of the Camp Bowie churches will be gone.

Yes, John sang in the choir there until he went off to Texas Tech after graduating from AHHS in 1961. I grew up in that church, starting before the large sanctuary was built. Cub Scout meetings were held there, Boy Scout meetings were held there, my mom sang in the choir, I was married there, my mom's funeral service was there. Dr. Clifford Williams was the pastor there for as long as I can remember. Both his sons went to AHHS. What a sad loss for the Ridglea area. Pity the city or county can't buy it and turn it into a community center/senior center/library extension combo of some sort.....something of value to the community's tax payers.

I too, was raised in that church. I was baptized there, attended Sunday school and church and the youth group. John Denver was an active member of our youth group. My oldest daughter was also baptized there by Dr. Clifford Williams. He also performed the funerals of both of my parents. Oh, and I was married at Ridglea Presbyterian.

Don't have any pictures but funny you say that as I thought of Ryan Olds the other day. I worked at Wedgwood Theatre in the early '80 s and that was one of our pre-show ads.
