www.propertyguys.com is another option for you to consider. They have full service that is like a realtor service or they have sell yourself service which is cheaper but more work for yourself.

I sold my house privately a few years ago because I could not bear to pay the realtor's commission. Let me tell you I was completely clueless starting out. We just called up a real estate lawyer, put the house on Kijiji, did a few showings and that was that. We didn't even need an MLS listing. That being said this was not in Sudbury but down near Brantford so it may not work exactly the same in this market. We were intending to go with Property Guys if Kijiji didn't work for us, but it ended up going really smoothly for us. It's really not as complicated as realtor's would have you believe!
