I am a Realtor in the area. I've worked with a lot of mortgage brokers; by and and large it doesn't matter a ton. If they have a reasonable level of competence, unless you have a super strict timeline or are a weird financial case, most will be fine. A couple generalities - big national banks are in general a worse idea than local brokers. That includes Quicken - they seem to have a much higher proportion of bunglers there than even big national banks. At any rate, I like credit unions and local independent mortgage brokers best, Cross Country (and I like Dave Berman there https://www.zillow.com/lender-profile/DavidBerman1/) and Union Capital usually do a really nice job (Chris Hartzell is my favorite there http://chrishartzell-unioncapmtgs.myhomehq.biz/contact). You don't necesarilly need a mortgage broker. They charge you for doing work you can do for yourself. Find out what your credit score is (each agency has to give you one free report each year; Experion, Equifax and TransUnion). If you are below 680 you should just get a small credit card and use it for a year and try again then.
If you are 680+ you can just go to any local credit union, S&L or bank and ask them what their mortgage products are. Find the one you like the most, sit down and talk with them. Once you have pre-approval you can use the real estate agent selling the house, or find one of your own and work out a deal.
Definitely have 20% down. Sounds like /u/clevelandlandlord is on the right track, get his reading list.
