Have you already secured financing? That's the best place to start, because it influences everything else. I'd start with financing before contacting a realtor.

You're more likely to get the house if you use the same realtor as the seller. The realtor has more incentive to persuade the seller in your direction.

I was selling my home a few years ago. My advice is to interview multiple real estate agents and get a feel for their personality and fees ( this could save you literally THOUSANDS ). By interviewing several real estate agents you get to see what differences they and their agency offers and pick which best suit your needs. ( ie: price , marketing ability , years of experience , regional expertise, trustworthiness etc). You could even ask them for references from previous customers. Often your realtor stays in the family, so pick wisely.

If you're selling, use what /u/isuckatspeling is saying. If you're buying, spend the time, learn the area you want to move into, drive around, find the right locations. Use Zillow, RedFin, and [Realitor.com](https://Realitor.com) to find houses that are interesting you. Then drive to the houses during open houses and take a look around. Finally, when you find something you like, call the listing agent. They will bend over backwards to help you since they'll get double commission if you buy it. Also, usually gets you at the top of the offer lists when you finally put in an offer.

I really like Redfin, I've used them several times and have recommended them to friends. Used twice both times as listing and selling.
Looking at homes is super convenient, you find the place online tell Redfin and they will have an agent out there to meet you within an hour. These guys tend to be less experienced but when you are ready to buy they hand off to a more experienced agent.
When I used them as a listing agent they gave good tips to help me stage and declutter. They take really flattering pictures and 3d walk throughs. I sold two condos with them both of them within 2 weeks of listing.
For a traditional realtor Megan Shigo runs Anaheim. I swear she lists every historic home in Anaheim. She is very involved with the historic areas and runs the colony newsletter and calendar. http://www.meghanshomes.com/1516387.html

What was your first in person contact with your actual transaction leads? How did you get them not to be just computer contacts, to answer your questions like timing or demographics?

Diane - Jay T from Zillow here. Lots of Zillow Premier agents are successful even if they carry zero active listings. Any time you hear people talking about buying impressions or zip codes, that's in reference to showing up on a "buyers agent list" on a listing other then their own.
