I’ve got positive rental properties in Alberta and Sask. I would definitely stay away from Ontario. If you’re from Alberta it would make no sense to have a rental property in Ontario unless you have family or someone there

I'm curious what your reason for buying a property in a different province is. I went to do this years ago and found a few companies that also assist with property management after (they were charging \~7% of rental income). I can dig up the companies I looked at or recommend a few realtors I know (depending where you are looking). Questions: * What cities are you looking? * What's your budget? * Will you be managing the property yourself?

Funny. I'm an ontario resident who has invested in rentals here for the last 10 yrs. The market here, I do not find to be a good investment. My last 2 properties have been in suburbs of Edmonton. As for realtors, just surf MLS for places you're interested in and contact the listing agent. If you click with one sign them on. Also, we have land transfer tax here. Your aquisition costs will be more. You'll also need a local lawyer here and a notary local to you. Realtors and Lawyers here also charge 13% HST vs your 5% GST. Toronto are also has an out of province tax, similar to Vancouver. Toronto also has a double land transfer tax. 1 by province, 1 by the city.

We just sold our cottages in Port Stanley. Regulation/restrictions and ridiculous levels of tenant protections have made it a nightmare. Tread carefully. Are you sure you don't want to get into a REIT or trust or something? That's what I just did.

Please stay away. Buy stocks instead. Saskatchewan has some cheaper options and you can easily drive there on the weekend. You’re getting yourself into so much of a headache. I rented for a few years out of province but my dad looked after the place. It’s not a good feeling when you feel helpless and a month goes by with no one in the unit. My friend has a rental and he said the property management team would make at least 2 house calls a year to plug in the microwave, change furnace filter, or similar crap but you have to pay them for going down there. You’re basically sitting on this property for 25 years of breaking even and won’t see the rewards until you’re super old.

Why? Being a landlord in Ontario sucks. Rent controls, way more tenant friendly laws plus land transfer (scam) taxes

If you are looking at the Ottawa area I'd recommend Adam Mills - he was a client of mine and just sold a condo for me. Nice guy. If you are dead set on ON then Ottawa is a good place due to the high rate of gov workers which insulates it a bit from fluctuation. There is also the 2 universities here.
