Jim Prudomme! We've used him twice now (backed out of the first house after the garage was deemed structurally unsafe and the owners weren't willing to do anything). He'll walk you through the inspection (takes 1.5-3 hours) so he can discuss everything with you, answer questions, and even give maintenance advice. Can't recommend him enough.

The home inspection business is a racket. I'd recommend getting a good residential general contractor to do the inspection. I got a refund from the company that did mine because the report was so full of errors and omissions. I guess that got me on their email list because a year later I got spammed by the same company looking to hire inspectors. "No experience needed!". "we'll train you in a few easy weekends" etc. Seriously, there may be some decent ones out there but just on its face, the industry couldn't be more riddled with conflicts of interest.

Jim Callicutt Accurate Home Inspections - he was super thorough, took him probably 3 hours to do the inspection. He took pictures of everything and provided and emailed and hand written report, along with a nice little book of home improvement stuff. It was $225. He WAS one that was recommended by my Realtor, but I did trust my Realtor a lot.

1946, and yeah again I haven't lived in it long enough to catch big time issues. First home purchase as well so I don't have much of a comparison. He noticed some material things with the joists which impressed me. My father was a longtime landlord and did not notice them.

I can't recommend Sterling/Amerispec. Unfortunately I wasn't able to be present during the inspection. They were pretty good about noting exterior issues, like the condition of the roof and gutters, but missed a lot of other things, like some really shoddy repairs, electrical issues, like 3 dead outlets and a mystery breaker, and an abandoned drain in the kitchen. Also, it was understood up front that the cost was wrapped into the closing, pretty standard. But a couple days after the inspection I get an angry call that I needed to pay his invoice. There was a miscommunication somewhere along the line, which happens, but he was super rude about it.
