If he's being taken off the mortgage, and you're adding someone else to the MORTGAGE, you'll have to refinance and qualify with the lender with that new partner. if they're it's just the title that's changing, just give David a call.

Even if a mortgage needs to be redone, no, this is a relatively simple transaction, assuming all the facts are out on Reddit. Most any real estate lawyer should be able to do this for you, but fees will vary based on if a mortgage is involved. Source: Real estate clerk at a local law firm

My purchase became unexpectedly VERY complex at the last minute due to some financial/personal issues with the seller, and she smoothed it all out and managed to make it a non-issue for me.
