Does anyone know of a great property management company that can assist with a residential lease and to find a tenant?

I have not used his forms as of yet, but I would assume that they have caught every loop-hole there is since they do the most evictions in the state along with Dr Evictor. (Andrew Hull)

If you want to self manage then just stick them on the MLS with a Realtor for 500-750 or so. Just use your own rental forms, not the ones from MLS as they just protect the Brokers. I think you can get a free Rental Form possibly from Mark Zinmans office480-994-4732 (different Mark) and he is also the lawyer that can help you with evictions should that ever be needed. Oh, and you will need to use a service that will screen your Tenants, usually 30-50 per Tenant and this is a charge that you pass along to the prospective Tenants.

I didn’t like that the person we thought we were hiring and would work with was not the person we ended up working with. And I didn’t like not meeting the tenants prior to entering into a business relationship with them. We meet and thought we were hiring a very professional, put together individual who happened to be the broker and he stuck us with another RE agent who was sloppy, unkempt and not the sharpest tool in the shed. I had to “manage” him to make sure he was doing his job and doing it correctly. There were several mistakes on the lease on items he had been told at least 2 x prior. We didn’t meet our tenants until move in day. They are 3 young guys in their early 20’s but they seem to be ok. Next time we’ll post our ad on Apartments.com, Trulia.com, Rent.com and craigslist. And do our background/credit checks on amerausa.net. They are about $30 and that will be passed on to the applicant. And use forms from this website (although we do already have some of the forms we need) https://www.ezlandlordforms.com/. We attached an addendum to our lease as well that covers some specifics the lease doesn’t as far as smoking, pets, HOA rules, etc.

Just call around and find one that does. I screen my own people as I have a lot of Tenants, but check ARPOLA.com and they will have contact info for services you can use for Screening. (they even have a former PI that can do the screening for you for a good price ) I havent used signs for the last 4 years due to all the vandalism and AC and copper thefts around. The internet and Craigs List will take care of getting you traffic. Ofcourse if your house is in a really good area you dont have to worry as much, and you can stick a FRBO sign in the yard that you can get from Homedepot. You can also list at Rentals.com yourself if you are willing to show the house yourself.
