The market is so competitive right now that some houses will go on the market during the week, have an open house on Saturday and be under contract by Monday. Make sure you're fully prepared with financing and everything else so you're ready to jump in on a house you like. We sold our house in Saco a year ago and within two weeks we had several offers and it ended up going for $15 k above asking.

You can get twice as much house in economies that are twice as hot with half the taxes. My advice is to look elsewhere.

Be ready to jump on a house. Be ready for a rollercoaster of emotions. It is a up and down process. I lost out on 4 houses before finding one and only got than one because my realtor beat out another realtor by 5 mins. 5 mins late and I would be renting still.

Unless you're planning to live in the same house for the next 10+ years, rent for the next 2 or 3. The market is in a bubble and supply is low.

We got under contract within 2 hours of the house we bought being listed. This, because houses within 40 minutes of Portland were being listed then under contract within the same day. Brutal. This was last year. Its supposedly worse now.

If you can, use a credit union for financing. I used Town and Country and they were great. The interest rate was 0.25% higher than other places but they have no plan on selling mortgages, they want to keep it all in house. And having everything be local made it nice an easy, didn't have to deal with a big national call center.

For realtors, look up Jason Miller. He was my realtor for my first home purchase a few years ago, and he was awesome. Really felt like he had our interests in mind. That said, I agree with others here that maybe now isn't the best time. I mean, if it's the right time for you then it's the right time, but if you can hold out, it does seem like the market is kind of insane at the moment.

We used Sarah Delisle and she was awesome! She just had a baby though so I think she's off of work for the new few months. If you end up waiting a little longer before you buy, I would definitely check her out. She walked us through our first time buying a house and found us the perfect house in a really tight market and stayed under budget. Our house wasn't actually on the market yet; she had connections and we were able to make an offer before anyone else saw it.

We loved ours! We had Mark Ford at Bayley Reality in Waterboro. They offer a free home buying class that's really helpful. Plus Mark is one of those people who isn't really in it for the money (he's retired), he just loves helping people and visiting cool houses. He was just the nicest guy ever
