I ended up going with Caliber Home Loans since they were the only ones that could do my close in a timely manner. They were very professional, easy to work with.

If your experience is anything like ours, your initial lender doesn't matter. They're going to sell your mortgage in the first month after you buy the house anyway. If the interest rate is good, do it. Our mortgage has been sold three times in six years.

At the end of 2014, we were looking for a lender. I used Zillow to shop for mortagage rates. I figured I'd put up with a bit of pain from online only lenders to get a rate I'd be stuck with for 30 years. I found that many lenders popped on and off the list. At one point, I saw Sun Trust appear and the rates were competitive. Considering there was a branch within walking distance of our new house, we went with them. It is neat to have a bank that knows me and my family by face again. Of course the mortagage was sold, but Sun Trust is still the servicer, which means that branch in walking distance is the "face" of that loan. TLDR; Local Banks can be competitive. Sun Trust was good for us.

I definitely shopped around; I talked to about 8 different institutions. I went with First Home Mortgage in the end, and I was very happy with my choice. They were really great to work with as a first-time buyer, incredibly responsive. Edited to add yes, my mortgage has also been sold twice in a matter of months, but I'm given to understand this is normal (!).
