Believe it or not, there is very little regulation in California regarding home sale inspections. Basically, to become a home inspector in California, you simply start calling yourself a home inspector and BAM you are one. No license or certification required. Referrals are a good strategy but ultimately I wouldn't put too much stress on it.

Watch out for roof "inspectors" who use a drone and don't put boots on the roof or go in the attic. I got caught in this with a roof inspection last year for a home sale and the inspector's report was a joke. I saw places where there were signs of old roof leaks and the inspector did not pick it up.

Our realtor recommended Golden State Inspections. They were fantastic. Showed up on time, did a thorough job, with clear communication and great follow up. Would definitely use them again.

Bought two homes using North American Home Services as home and pest inspection. Very thorough and well detailed reports in PDF format. Don't have a bad word to say about the company. You're looking at about $400 for a complete home inspection and $100 for the pest inspection.

Bought my first home this year. I do not have enough good things to say about [20/20 Home Inspections](http://www.2020 homeinspections.com/). Their website is total garbage, but Doug came out and did a *very* thorough inspection, and wrote up a 90-page document that included details about the history of house construction (as pertained to my home) and what to look out for as the house continues to age. $450 I think?
