I closed in November. I use Arvin & Associates and was very happy. He was very thorough, which was important since I purchased a flipped home. He caught things that the escrow inspector missed, like a non-functioning heating unit.

Found this guy through Yelp.com as the number one Home inspector: http://www.yelp.com/biz/sacramento-home-inspections-sacramento Really awesome guy, did a great job very personable. He did the main home inspection, also had a guy come out and check for termites and any damage to the foundation and had a guy come out and check the sewer line all for 550. We had our home inspection about 3 weeks ago. Happy House Hunting!

My wife and I used [Marathon Home Services](http://gomarathon.net/) and had a great experience. If memory serves, it was $275 for a home and pest inspection. The inspection was performed by Mark Matlock and he was great.

Just closed on a house this last week. We used Raymond Overton from Hawkeye Inspections. (916) 966-2272 -- http://trustthehawk.com His report was quite thorough and he continues to be very accessible for questions.

We used these guys: http://winhomeinspectionsierra.com/ felt they were very thorough and spent a good deal of time walking me through what they found. Their report was very detailed and in color. You get both a hard copy and an e-version. Not sure what makes one inspector better than the others, but I would definitely use these guys again.

Definitely not Cal Pro Inspection. They missed three broken windows and the sliding glass door was missing an entire glass pane, making it only single pane. They also told me the grading was fine which it wasn't with water 6" deep against the house after rain. Plus, the window sill in the bathroom was so rotten it was flaking. Also one of the closet doors FELL OFF the track when i tried to close it the first time. Clearly they never checked. There's a whole bunch of stuff and after arguing with them and two months of back and forth, they sent me a check for $600 which doesn't remotely cover even the windows.
