Maybe try palm coast or jacksonville, there is a serious shortage of rental properties in St. Augustine right now.
You’ll have to spend quite a bit of your time searching. We just had to move and I spent every waking minute I wasn’t in class or at work refreshing Zillow, Apartments.com, Trulia, Zumper, Craigslist, and Facebook marketplace, along with checking agency websites and calling *any* place that became available. We wound up finding our place because we called about a different location and they wound up having this one coming up soon as well. It’s seriously a full time job.

The rental market went up with the housing market,.. greedy AF around here. Good luck to you, maybe 10% didn't hike everything previously between $1500.00 and $2000.00 up by 400-500 starting in May.

Nothing near the coast. Maybe in Palatka you can find something. I drove through some low rent areas today for a friend who needs a place and even those areas which usually have a high turn-over were completely booked. It will be even harder if you have pets.

I just found a place, though my needs are a bit more modest than yours since I'm single and live alone. My budget was about 1900-2300 looking for two bedrooms (I work from home quite a bit, and could use the office) I definitely found quite a few spots -- I imagine within your budget you can find a 3 bd. I'd suggest making custom searches and saving them on hotpads, trulia, and apartments.com. Between the three I was able to keep abreast of new listings -- pretty easily, just remember you can sort the search results by new listings, and check once a day.

If you have a Facebook, there's a San Diego Housing page that holds about 50 k+ people. "San Diego Housing, Rooms, Apartments, Sublets" is what it's called. I've had pretty great success finding many opportunities for exactly what I need on there. You can also set up the apps: Zillow, Trulia, [Apartments.com](https://Apartments.com), [Realtor.com](https://Realtor.com), to send you immediate notifications for your filters and search criteria. TLDR: Make sure you have all you need ready to apply for a place, use Facebook and Apps to send you places to rent. Have a blessed day!

I found a few dozen options in North County on Zillow that fit the criteria you provided (3/2 under 3 k). I'm not sure what additional requirements you used to narrow it down to only 3 options, but 3 options is 2 more than you need!

Drive around in neighborhoods that interest you. I see so many for rent signs up in La Mesa where I live that doesn’t seem to wind up on the sites. Good luck sorry for what you’re going through.
