To Thomas & Michael above ^^ Previous owner did this w/ my house to sell it...lasted < a year before it re-cracked at the original cracks & now the edges are all peeling & the steel is showing through. Don't do it, unless like previous owner, you plan to sell & couldn't care less about the buyers. If you're staying, you risk spending a lot of money on something that won't hold up.
