Coast Capital was good to us when we had a mortgage, try them. They matched the best rates from the big banks.

I **can't** recommend "[Mortgage Depot](http://www.mortgagecanada.com/)". They were fine to deal with, but once the deal was signed their follow up service was non-existent (3 phone calls to their office were never returned).

I would skip the broker and just go to Coast Capital. The rate my broker 'negotiated' for me was their advertised rate. They also knocked the socks off all of the banks.

I use Ron Beyer. He is really helpful and does a lot of research to find you a mortgage with the right conditions. He also gets you really good rates.

Banks will NEVER offer you the best rate (at least at first) - so I'd recommend going to a broker not affiliated with a banks. I'd recommend Bob Walch at Dominion Lending (who has a ton of experience in both banking and mortgages) or Sandy Higgins at the Mortgage Centre (by Uptown)

Read all the fine print, there is value in flexible terms etc. more than just the rate. Also having all your business with one or two banks/credit unions often gets you much better rates/service. *disclaimer, I work for a bank.

I'm glad you're asking around; there are so many Mortgage Specialists and Brokers in the city. I suggest taking the time to talk to a Broker and a Bank Mortgage Specialist. While the Broker can get low rates right away the Mortgage Specialist can use his/her clout to get the Bank to "bend" the rules a bit, it's a relationship based business after all. And if you want to get a loan or line of credit later on you will have an easier time getting it through the Bank who did your mortgage, again it's about the relationship. And lastly Brokers tend to put you with lenders who have no offices or local community connection, just a 1800#. And when a lender like Firstline shutsdown (it did) it's a pain the butt.
Good luck with your search. It's fair to ask the following of your Broker or Banker: How many years experience do you have? Do you arrange financing with more than one lender? Which services/fees will I and/or you pay for? Do you intend to be in profession for a long time?
The last question is important because so many folks leave the industry as quickly as they join. Brokers fizzle out faster than Bankers because Banks offer better long term training.

Most banks can recommend a broker. I went with one from RBC about 8 years ago. What are you in the market for? I'm going to have a 2-bedroom condo with an assumable mortgage up for sale next month. ;)

I have used Susan Shannon twice now and she has been great, lots of good advice and great follow up. I believe the company name is SmartHer Mortgage.

I used Darrell McCollom from McCollom Mortgage. I don't usually reccomend people, but I would say without a doubt he's not only once of the nicest and most genuine people I've met (business aside) but he went above and beyond to get us a great rate on our mortage. When we renewed 5 yrs later, we ended up renewing with the same company (meaning he doesn't get a commision), but he was glad to help us out. Talk to a few people but it should come down to who you TRUST the most.

I will offer up Ida Chan or anyone at Verico select. I have used them in the past and they are friendly and they shop around for the best rate of course.
