I'm a Realtor in Fort Collins and I'd be happy to help you get started. Having lived in Texas and knowing the real estate market in the major cities, I'll tell you that Fort Collins will be a bit more expensive in what you see in Austin. The good news is that the cities have a fairly similar vibe, so you will definitely enjoy living here. In Fort Collins, you can find a home from 145k to 160k, however, that is typically the price of a 2bed/2bath townhome or condo. Also, we have a very small supply of homes under 200k and they are gone very fast in this market. I would be happy to show you around to give you a feel for the area so you can make a good decision once you need to make a move. There are Realtors that others have mentioned on this thread that I know would do a great job too. The best advice I can give you is to use a Realtor, we will work for you during the hunt, negotiate all the details, and get you through closing with as little hassle and effort on your part. zillow.com and trulia.com , do alot of the ground work yourself ,forget the buyers agent. realtors mostly suck/are only good to unlock the door. They want you to buy a house fast and to collect their 6%, regardless of what they say. downvote if you must, but that is 100% my experience with several real estate deals.

Not a real-estate agent, but from Fort Collins It'll probably be a lot cooler than in Austin, so make sure to grab some coats if you don't have them. Fort Collins can get pretty chilly in the winter/spring time, but it isn't anything terrible. Hope you enjoy it here!

By the way, I have some friends from Austin that moved to Denver, that have actually said this place was more kick ass. Good luck! EDIT: By the way, the housing market is pretty fierce, we have found. For your price range, you might be able to find a nice home a bit further out from the old town area, but the closer you get in, the higher and more competitive it gets. Also, you are coming at a perfect time, as the market is about to open up with a ton of more options that we had. Just know that houses go fast here, so you really have to be quick when you see the one you want.

I've bought 2 places in Fort Collins using an agent, and will never use one again. Using sites like Redfin, I was able to get MLS listings in real-time before my agent was even aware of new listings. Just look online, drive around, and call the selling agents. Buying agents are obselete.

Thanks Everyone. I'm am checking with Karen A Peebles since her name seems to keep coming up and I've seen her name around the area for years. To answer a few other questions....I don't really know what I'd charge for rent as I've never really rented before. The cottage has 2 bedrooms with a double bed in each, and three more double beds in the attic. There is no dock as the water is shallow (great for swimming) for quite a bit of distance out from the shore before it drops off. The Stony Creek Boat Launch is just down the road less than 2 miles. Its 0.73 acres wtih 125' frontage. We look due west over the lake, with Stony Point Lighthouse visible to the north/west (we are just south of Ray's Bay). Its about 6 miles driving distance (south across Stony Point) from Snowshoe Bay. Heat is fireplace, electric/kerosene heaters; there are two window AC units that work great in the summer. No laundry or dishwasher, but full kitchen, microwave, oven, fridge, etc. One bath with shower. Living room, sun porch and deck. DIrectTV dish (though I stopped the service, it could be restarted), digital antenna gets local stations fine. Good Verizon cell reception. Roof, siding are relatively new. Quiet area.
