If you're looking for something newer I would check out Bloomfield Homes to see if they have any Spec homes in your price range. We just built one and we absolutely love it! The quality is top notch.

Grand Heritage has PID taxes they won't tell you about (on top of HOA fees). Be sure to ask about them.

I live in Lavon just happen to be seeking our home. We live in the biggest development in town. Grand Heritage (main) We were actually the 5 th family to move into the development. We chose our to be within walking distance to the giant pool and splash park yet far enough away that we aren't bothered by the noise of people there. (3 houses away) Here is a link to our listing. Hey Lauren just a FYI: Wylie police is about to hire. Supposed to do physical test in August but they moved it back to October. Wylie PD is less than 10 mins away from Lavon. Internet does suck at this moment but I truly believe once highway 78 is completed that broadband will move in.

Lauren, we moved to the Hilltop Estates at Lake Lavon just 3 months ago in May 2014. LOVE LAVON. There is a home for sale on this street, and another one being built for sale by developer on a vacant lot right now, which is smaller and perhaps in you r price range. Hilltop HOA is 300 yr compared to Grand Heritage HOA 800 yr. Worth a look to come out Lake Drive off 78 (turn left at Exxon station go mile or so). Other law enforcement families live on this street too. Great neighbors. Only caveat I'd inform of is if you get a home with PEX piping (Bloomfield homes in Grand Heritage) there is possibility of leaks if chlorine in water goes greater than 5 ppm, which causes the PEX plastic piping to corrode. For this reason we went to the Hilltop for copper pipes rather than buy in Grand Heritage.

Mark Olgin, my husband is a Senior Plumbing Design Engineer. We at first sought to build a home via Bloomfield in Grand Heritage, but my husband vehemently objected to the featured PEX piping. He wanted CPVC FloGuard piping instead, better, only slig htly more costly but we'd have paid the difference ourselves. We brought to Bloomfield's attention the drawbacks of PEX when we were informed of the zebra mussels dither and how the water company may chemically treat the water to deal with the mussels. We fought over PEX until Bloomfield just told us 'no' they wouldn't build us a house or sell to us because we were too much trouble. We toured a Magnolia model in Bloomfield's Plano development and saw how the PEX was being installed, which wasn't up to par in my husband's opinion. I planned to bring this to the attention of the Lavon SUD Water board of directors meeting this coming August 18 th. Should come to hear our presentation. The last water chemical report we got in the mail showed chlorine at the already 5 ppm level (which even on a low flow will corrode PEX and cause leaks in as short as 10 months). Hi Lauren ! My name is Carissa Vargas, I am the Crime Prevention & Community Relations Officer for Lavon PD. Our city is a great quaint small town. We are located in the far southeast corner of Collin County and are 1.6 square miles with a populatio n of approx 3,500. We are surrounded by the cities of Rockwall, Wylie & Nevada, as well as some unincorporated land in Collin County. Our school district is Community ISD which encompasses the cities of Lavon, Nevada and Josephine, as well as some unincorporated areas in Collin County. Our police department consists of 7 full-time officers (including administration) and we are slated for 10 reserve officers (we currently have 6). Our patrol officers work 12 hour shifts. Other agencies in the immediate area that may be hiring are Collin County Sheriff's Office, Wylie PD, Rockwall PD, Rockwall County Sheriff's Office, Royse City PD, Farmersville PD & Greenville PD. The area of most development in our city is Grand Heritage. Our town is of the size that our crime (which is fairly low anyways) is pretty evenly distributed throughout the town. We are in Grand Heritage and really love it here. I think some of the homes are still in that price range here. Am a Realtor and in the process of moving to the MLS for this area. Rowlett is aprox 20 min--have a great Chiropractor there. DFW is a stra ight shot down George Bush aprox 1 hr. Do not have any cons and we have lived here since March. Really nice people in our area! Our home is brand new and there should be some inventory homes available. We built with Bloomfield Homes. Do you have a Realtor here yet?

Rowlett is a 20 minutes drive we use to live there, Lake Pointe Hospital is about 15 minutes. Lavon has a police department but not sure they are hiring due to they just hired a new officer but Rockwall and Wylie are close. There are several hospitals within like 20-30 minutes, Rockwall, Plano, Allen, and Garland. We just moved here in March but I grew up in this area and love it!!! Grand Hertiage is where I would start the home search they are great even with the HOA.

I've lived in GH Main since 2010 and I LOVE my home, the neighborhood(s), low crime rate and all the things mentioned in previous posts. In all fairness though, I'll tell you about a couple of things that don't work for me but might not be an issue f or you. 1) Invest the money in a whole-home water filtration system. Someone mentioned the water quality reports we receive which admittedly, can be confusing at best for us laymans. As such (a layman), I can tell you that the water deposits are terrible without a filtration system. Otherwise, faucet filters and gaskets require more maintenance, your dishes will be spotty, your shower glass (if applicable) will be stained from treatment chemicals and tap water is not drinkable. 2) The biggest problem for ME personally is the lack of broadband internet services. I don't want to "kick a dead horse" by complaining about the horrible satellite internet provider service out here but it's been a HUGE complaint for those who rely on internet services for business or even personal internet communication. Forget streaming Netflix or internet based gaming (PC, XBOX, PSx, etc). If fast, reliable internet service is not a major concern, my point is moot. ;) Eventually, we'll get decent broadband out here. I've heard that AT&T has plans to expand gigabit services out this way in 2015 but I've also heard that Verizon already has the fiber in the ground out here... they just haven't brought it to the curb yet. *shrugs* who knows? These issues aside, I LOVE my home and this community is great! It's a fantastic, nearly crime-free place to raise a family. The "PROS" far outweigh the "CONS" (pun intended... law enforcement). Lavon is just far enough from "the big city" to be cozy, but close enough to get to where you need to be within half and hour or so. I don't regret moving out here for one second.
