The thing about Charleston is that our housing market is booming. That means that everyone and their mother is becoming a real estate agent (we have over 4,000 active agents here currently). But the 80/20 rule still applies. Roughly 80% of all houses sold are from 20% of real estate agents. If you're looking for a good agent, make sure it's someone who is well established and has the proper relationships locally as well (ask who their lenders, insurance agents, real estate attorneys they recommend are). And most important, choose an agent that will take their time helping you and getting to know your needs, as opposed to just sending you everything under the sun based on a short checklist (something you could easily do yourself on Zillow or Trulia). West Ashley and James Island are great places, but the closer you are to a connector (access to the bridge or interstate) the more you're going to pay, for less house. Traffic has also become a major concern here (still nothing like Atlanta), and depending on where you live - access roads and morning/rush hour traffic could be a huge headache. Make sure your real estate agents knows the traffic patterns of wherever you're looking. Some neighborhoods in what looks like great areas may have only one entrance and exit point, and if it's near a busy road or school - you may end up sitting in your car for a while if you commute to work.
I'm not in the real estate business, but I have a lot of great contacts throughout the city (including lenders and attorneys who are honest and will work hard for on your behalf). Message me if you'd like some references. I'm not going to post names here, and since you don't know Charleston yet, I'd be more comfortable sending you at least three agents for you to contact and letting you decide which one you click with the most. Good luck with everything, and you'll love Charleston!

Me and my fiance just bought our first home with our 4 year old daughter. Our realtor was John Batton and he was AMAZING. We originally had someone in his office that was like onw of the best in the state, but she had no time for us due to how busy she was. John really stepped up and showed me houses that I wanted to see even after he told me that there was something wrong with it. He really is a A+ realtor and will be ours again in 5 to 10 years. Look into in home care. That's what I do with mine. Idk why but it seems more personal and not business with my sitter. She knows and loves my kids. You can go on to brightfromthestart.com to find a provider near you. These providers are state certified so you can view their state evaluations. I feel your pain! I took James around to to look at 3 yr preschool and decided he'll just go back where he already is. I was very disappointed.
