My wife and I are in the same situation and have been working with [Carol Czerwiec](http://www.huntrealestate.com/real-estate-agent/carol-czerwiec/60809/) since last year. She's been great, very willing to communicate via email/text/calls, sent us listings she thought would be a good fit once we had our initial conversation, did lots of research on listings we discovered on our own, and lined up multiple showings for the brief visits we made up there. She's busy but is very friendly and responsive. I'd definitely recommend her.

Go FSBO. Most of the realtors I've tried were useless. They'd send me a list of MLS listings with less filtering than what I wanted (listings outside geographic area, SFH when I wanted MFH, etc). I imagine there might be a few decent realtors who are actually worth a damn. But the internet has kind of made them useless middlemen in my experience. When I bought my place, the seller and I both just used lawyers to handle the paperwork.
