If you have cash assets, you can secure the property with a hard money loan. Rent it out until you can get financing for an owner occupied. Lima financial had a rent 30 program. If you have inside track on a good property for a great price, paying the extra 3-4% interest won't kill you. Is it 2914 feltz Ave?? :)

It may not help, but I've had great experiences with Guardian Savings and Loan. We've refinanced twice on our current home, and my wife's credit was low (although mine was / is pretty good). Either way, they'll be able to tell you pretty quickly if they can help you out, and their closing costs are the lowest I've found in the area.

You're going to have to either work on your credit scores, or look at a hard money loan. Fannie, FHA, USDA, and VA are all going to require a minimum 580 mid score. You could ask the seller if he's interested in doing a land contract while you work on improving your situation.
