Hi! It's a very interesting point Susannah , and although I haven't yet taken out insurance, I feel it's loads to be learned! I'd like to tag Sharon Bailey ( http://www.primecover.co.uk ) who's an insurance broker, and having met Sharon at my local networking meeting, she managed to convince me then that going through a broker, like Rupert says, is the way to go. Also, another precious learning I'd like to share from my local investors event, is a company called Aspray , and they are an insurance claims management specialists. How they work: the landlord contacts them FREE of charge BEFORE putting the claim in with the insurance company, and they work on behalf of the landlord, preparing the claim and making sure there is no flaws in your claim. They're loss assesses, as opposed to the insurance company who sends out a loss adjuster. They get paid by the claim, so the service is totally free to the landlord. Personally I haven't yet reached that level in my property investor career where I need insurance, so have not used either of the above, but so far they'll be my first port of call when I get there. John Cox is the broker of choice for a large number of landlords. He is a prolific investor himself. For instance, he offers policies for R2R, for houses undergoing work, etc etc. Insurance Desk Services01494 719980 but I have tagged him since he is a member here too.

2 gether insurance mate, most of our club is insured with them. About £250 per yr. 60 day European cover, awning in covered, contents insurance, all mods declared (lowered, alloys, side bars, side exit exhaust), cheaper if your are a club member too, limited to 5 k miles. Me too, had no problems with a claim from Adrian Flux, had bikes car and van insured with them. HIC & Just Kampers are both Adrian Flux, so don't bother ringing them all like I did only to get the same bloke answer the 1 st and 3 rd call lol
