Jupix is a good system for property / Lettings, it would flag up when gas certs etc. and has loads of features like flagging up appointments, calls, it produces invoices etc. Look into it as it has lots to offers I only briefly scratched the surface when I started using it. I'm not sure how the costs stack up to other software systems though. There is a newish one called Exact which is cheaper and has a CRM system with it, I don't know much about this at this stage but heard it has a lot to offer and they have wrote some software so companies can transfer from Sage to it - it's more of an accounting system though and not sure if it would offer all the features you require but sounds like it has lots of potential. I'm just doing a bit of research myself to be honest. Craig Phillips uses a system that sounds very good and offers lots of features that would be suited to you and thats called Thesaurus, would recommend research in to it. Ask for demos and trials and then you will get a feel for the systems and what they offer = the best for you:) Hope this helps

I use Capsule CRM and it integrates with Xero really simple and combined cost is £37 per month I have 30 tenants and this would work fine up to 50 tenants, after that you might want estate agent software
