if you are providing the materials, you are becoming the builder and take full responsibility for the structure. if you want a builder, everything comes from them to insure quality and provide you with a warranty. A builder needs to make money and has the ability to make changes/repairs by getting a % over cost. standard is 20% but I have heard of as much as 30% lately. By providing materials, you are cutting into the profit. No legit builder with the right mind will go for that. If you are looking for a actual builder or just a few subcontractors for phases: you may contact ECO12 Construction, we can help you with any or all the phases to get your new home build.
