I did really well with Fred Adams. My business partner then used him, and my dad is using him now. [http://www.fredadams.com/](http://www.fredadams.com/) Even went through the home I bought with their 3D scanning machine so I could email the walkthrough web site to my friends out of town.

Trish is awesome! [https://windermerewillamettevalley.com/brokerstaff/tricia-chorak/](https://windermerewillamettevalley.com/brokerstaff/tricia-chorak/) She ran automated searches for us for a couple years until we found the place we couldn't NOT move into.

Can someone help me with understanding what a RS3.5 zone is? Hey reddit realtors, Im located in and around Corvallis, OR (Benton county) and am currently in search of a...

Not a realtor, but an architect. You would have to look up your city’s specific zoning ordinance and read through it to see what the RA3.5 permits. If you just google Corvallis, OR zoning ordinance it should pop right up. Looks like it’s low density residential zone. There is a PDF of the ordinance right on the Town site

Draftsman here. I just looked for a few minutes and it looks like you’ll be just fine. It looks like most of the adjacent RS-3.5 neighbors have accessory structures.
The setbacks for the rear of the lot are 25’ off the rear and 20’ off the sides (also ensure it’s behind the house, keep it hidden from the street per their code). Can’t be over 14’ tall. And it looks like the rear setback can be reduced to 3’ off the rear for an accessory structure.
Looks like there is plenty of space. Everything looks like a go based on a quick skim of their LDC but it’s still not a bad idea to reach out to their planning dept. Page 427 of the city’s LDC will give you some specifics for that zone.
