Anybody know a good realtor? I'm from out of state and I don't know anything about the city except what my wife told me from living in Independence, and that was 10...

This might be easier to answer if we knew what area you were looking at moving to. While most realtors will be able to accommodate the entire K.C. area, they are usually specialized and know one specific region (NKC, JoCo, South K.C., Independence/Raytown/Blue Springs, etc.)
With that said, if you are looking at NKC, Michelle Loughery helped us found our house. We just closed two weeks ago, and she was amazing through the entire process. And that process was a nightmare (nothing to do with her, she was amazing).
After 4 offers (either the seller pulled out of the deal or the lender denied it) and 2 lenders (first lender kept not approving houses that easily passed FHA and were in our income guidelines), we finally were able to make it to closing.
She made the chaotic process as simple as possible and fought for us every step of the way. She motivated us to keep going even when we were ready to give up, and we found the perfect house.
Now is the perfect time to buy. Markets still low, but it is slowly picking up. Invest 5-10 years in a house starting now and put a little equity into it, and it should be a REALLY good investment for when you are ready to sell.

If you're not selling a home here, you should consider going through a buyer's agent. That's what I did when I bought my place, and it worked out pretty well for me. The guy I went through (back in 1999) was [TJ Lamb](http://tjlamb.com/), who apparently is still in business. He was great when I worked with him back then. The advantage of a buyer's agent is that since they don't list homes they have no vested interest in trying to find you a place that *they* are listing so they get a nicer commission on the sale. They also are great at helping negotiate a price, and it's still kind of a buyer's market out there.

dmartin@PlatinumRealtyKC.com(913) 227-0798 He sold me my house! Really awesome guy. We found the perfect house within a few weeks after going over everything I wanted in a first house. Has lived in KC his whole life and knows the in's and out's of the city. He also works as a property manager if you're looking to rent before buying, so he could also help you on that front too. Good luck and welcome back to KC!

Joanne Atteberry. She just helped my wife and I purchase a new home. She's super responsive, and I felt like she was very aggressive with the other side. Overall she was great and I'd highly recommend her. Plus, she's with Reece and Nichols, which is one of the most well-respected agencies in the area. http://joanneattebery.reeceandnichols.com/
