One of the things about square footage is that there's about 4 different ways to calculate it, meaning that there is a wide range between numbers that are still considered accurate.

Chicago is fucked. The seller is unwilling? Give them a few more months. Between rising interest rates, eliminated tax benefits, rising property taxes, and rising taxes in general throughout illinois there's no possible way the housing market will sustain itself. Even realtors.com is predicting a -4% change in Chicago prices over the next year. No reason to be a "motivated buyer" any more.

The short answer is nothing. The agent isn’t generally the source of the info. On the MLS if should state what the source was, and usually is states “estimated” or “seller.” While it sucks the info isn’t accurate, there is no real recourse other than to back out of the deal if the terms don’t suit you.

Does your contract allow you to withdraw on financing grounds. If so, you may have to advise the seller that you'll have to withdraw if they're not prepared to move on price (there are generally worse options than walking away).

Sellers lie about sqft all the time. Walk. You should never trust their measurements - buy a ~120 foot laser measure, it's about $40 at home depot and take your own measurements
