personally, i'd look at used manufactured homes. you can get one for 20 k~ for one from the late 90 s early 00 s. i'd be surprised if you could beat that pricewise, and they are the size of normal homes. learn how to do the foundation before you get it delivered, it's basically just concrete sidewalks in a square and easy to diy. keep it on there for a few years and save up money to build a proper house in the mean time. the roads around there suck though, and what's the lot dimentions?

Juan Orozco at Unique Art Landscape did a lot of the heavy yard work on our backyard. Removed sod, tree roots, delivered trees, hauled in boulders and created a rock wall. Graded, leveled and laid a stone patio. Seriously amazed at how quickly and efficiently they got the work done. 503-709-4222.
