Can anyone recommend a Portland area home inspector? We're about to dip a toe into the housing market and I'd love to have an inspector lined up before we find...

Yes! Wayne Gardner at [Red Wall Property Inspection](http://www.redwallpro.com/aboutus.htm) gave my place a four-hour scouring and left me a terrifying, 15-page document listing all of its problems. He's a nice guy, his rates are very reasonable and that damn list kept me busy every weekend for a year.

I was a huge fan of Matt Gill at [Discovery Inspections](http://discoveryinspection.com/) . I liked Wayne Gardner too, when I met him at a Portland Housing Center event, but I scared him with my questions (which were very extensive).

Depending on where you are located, it's good to get an inspector that is familiar with the house styles and ages in the various Portland neighborhoods. With that said, if you're on the inner East side, north or south, [Toby Deming at AMI](http://amipdx.com/about.html) is awesome -- excels in older Portland homes and lives in one too. Not that length of report matters, but my report with over 30 pages.

We just had our potential home inspected by Brendan Fitzpatrick (Brendan Fitzpatrick Home Inspections). He was really thorough, we ended up with around 40 pages (included photos of everything he detailed) of issues, big and small. He was easy to talk to, helpful in discussing how the property stacked up against others in the area, and of a similar age, and was readily available by phone to answer additional questions. I can't recommend him enough.

Herm Venable Double Check Home Inspectionshttp://www.doublecheckinspections.com/ He did our inspection about 18 months ago. Gave us a 45 page report with photos, recommendations, etc. Went under the house, in the attic, pretty much everywhere. Nice guy too.

Give the folks over at the Portland Housing Center a call. They should have a list of recommended and licensed folks.

Home inspectors are only good for helping you qualify for a mortgage. Before you buy- have a contractor or two look at the foundation, roof etc. Disclosure: my home inspector missed everything, including the fact that the roof was a complete disaster. I wish I had called the roofing company for a bid before we bought.
