Ive had a ton of home inspections to deal with flipping houses and getting PICRAs remediated for sellers. Hunger Home Inspections was by far the most thorough guy Ive seen. Many are just outright ridiculous putting too many escape clauses for their inability to get on a roof or crawl the entire crawlspace. And then theres the ones who want a licensed electrician to replace a cracked switch plate. Keep in mind this is a completely unregulated profession .

You need an actual inspection by a 203 k approved/qualified inspector. They will detail everything that needs fixed and give you ballpark figures on what it should cost. THEN you will need to get a couple of actual estimates from Class A contractors. The inspector can probably give you name of a couple of contractors that know how the whole 203 k process works.
