Dan Fleisher or Chris Ozar, they’re the two best realtors in Hoboken I know and I’m a realtor (and don’t even get referral fees from them, they’re just awesome, don’t beat around the bush and straight forward good to work w and get results).

Don't know about astoria in particular, but hotpads.comlivelovey.com (and to a lesser extent trulia.com and zillow.com ) were instrumental in helping me find a place to rent.

When I moved here I just found cheap sublets on craigslist. First place was 550/month, no broker. This time I found my current place via padmapper.com
