Looks like you have a LOT to avoid. I know you didn't ask for recommendations, but I'd be feeling overwhelmed at this point, so I wanted to stop by to recommend Franklin West. They are a bit pricey, but when I rented with them I never had a problem. Very professional, quick response to maintenance requests, seem to keep up their properties well, despite their age (mine was over 100 yrs old).

Lobos is by far the worst. I had a decent experience with Walnut Capital (expensive) and AMO Management. AMO usually lets dogs but charge an additional deposit which sucks.

I'm currently with "BRGS, LLC" Group of guys from what I can tell. I live on Pride Street and it's a bad neighborhood. I was robbed in my own basement. I live 4 minutes from the Police Station for "Zone 2" (911 operator in the making). BRGS can come off as extremely intimidating. The lease requires you give up your rights to trial by jury should shit REALLY hit the fan. That was kind of scary to sign. So far though? Any and all maintenance issues have been fixed ASAP. I'm moving to a new place, Allegheny Center/Park View Apartments where I will have to give up my pet, completely captive, corn snake. It's worth noting that BRGS was OK with this corn snake despite a FIRM NO PETS policy, and Park View Apartments allows dogs but refused to let you keep any captive/caged pets. I don't get it either. Would I reccomend BRGS? Yes, with only very light hesitation. I feel bitter about my experience with them, but when I sit back and look at the concluding of this year long lease, I have had NO issues with the management company BRGS, and only neighborhood issues in the Hill District. Beyond their control. Shit, they even just completely replaced a coin-op dryer below me. [1.25 wash/dry]

JJ land is sort of a mixed bag. On one hand, they stay out of your business. On the other, they only have a three-man maintenance team. While they're all very competent and friendly, they're clearly stretched thin, so sometimes it takes a while sometimes to get someone down for any repairs. It's also worth noting that we recently had a rent issue involving some missing payments from one of my former roommates and they were infinitely patient with us and really helpful throughout the whole process. I have a 60 pound dog and we live in Squirrel Hill. It's about a ten minute bus ride from Pitt and CMU and it just costs me 25 extra a month for the pooch.

Avoid M.J. Kelly Realty as well. They are decent as long as you dont have a problem, but you will. Suddenly they become gigantic shits. They also come in and out of your house without notice. Horrible management. They fixed my kitchen without my knowledge while my lease was valid and then tried to charge me through my security deposit. Needless to say did not work too well for them.

I rented from Costello Properties/TJ Real Estate for two years and never had an issue. Mr. Costello was very responsive and every apartment I looked at that he'd redone looked amazing.

I'm not sure of management companies, but avoid David Kashi as a landlord. He is a slumlord who owns several Oakland & Squirrel Hill properties.

There are plenty of individual home owners in the areas you are looking at - which I wouldn't rule out. Actually my BF is in a 1 bedroom in friendship and we're going to be moving out in a few months, when are you moving?

Get any verbal agreements as written amendments to the lease or else they're worth the paper they're written on. Edit: I see you're looking at Bloomfield/Lawrenceville/Friendship, but if you decide to go with Regent Square I'm moving out of my place and it should be on the "market" in April sometime. The upstairs neighbors have two small dogs, though my lease says no dogs. Not sure what the details would be.

I had a TERRIBLE experience with Regent Square Rentals. It doesn't look like you're looking in that area, but if you do decide on the East End, avoid them like the plague! If you want details, I could give you plenty.
