Chris Bedgood so true. I'm sorry to say this but I am so glad this happens to you..... BECAUSE no matter how many projects I do it's still difficult and it's nice to hear i'm not the only one who has these problems. Randy Zimnoch is probably so good he rehabs these places for like $15,000....

Randy Zimnoch is another reason it may be beneficial. If a few people were using the contractor and they started getting to busy and doing a crappy job the others in the group would know they weren't doing a good job and not hire that contractor. Contr actors taking on more jobs than they can handle is the #1 problem IMO. They start a job and have nothing else going on and then they take other work (I do understand why they do this) and ALL there work suffers.
