You can run a line of copper or zinc near your roof's peak. (Both sides if needed) Wash/ remove the moss with remover you can get at Ace hardware. The copper/ zinc will prevent new growth (it won't kill old growth). Trim the branch if you get permission (I'm unsure of the rules for trimming anything that reaches into your property. )

If the tree overhangs your property, you don't need permission to trim it back - your property line extends upward, and whatever comes into that area is fair game to cut back. If it's not reaching over your property line, but is just casting shade, then you need the owners permission. You can find property owners in the [ongov.net](http://ongov.net) property tax information search, but if it's a rental property there's a high chance that it's just going to show the owner as some sort of LLC or business entity, and not the actual owner. You could ask the tenants if there's a property management company that handles the house though, and you could try contacting them.
