Another vote for Pro Deck. Frank's a good guy and they built a beautiful deck exactly like we wanted at a good price. They're A-rated on Angie's List and 'super service award' every year since 1999. Neither Frank nor his guys liked the idea of a fan staircase on the corner but my wife insisted and it looks beautiful. Looking at their photo gallery, I see a number of them now, so I guess they had a change of heart. Also, resist the urge to have multiple levels. A one-level deck is so much more usable. Our old, rotted deck had 3-levels and it was all disjointed. Now we can move the furniture wherever we feel like.

We used Flawless Landscaping for our patio a couple of years ago and couldn't be happier. We had a stamped and two-toned color patio poured for the same price other places wanted for a standard concrete patio. The company's owner was here everyday during the construction and helped out the crew. They will also landscape around your new patio for additional cost. I don't think they do decks though.

Builders risk insurance is purchased by the contractor, not the homeowner. Period. Your homeowners policy covers workers who come into your home and performs services in case someone is injured. CALL YOUR AGENT TO LEARN HOW MUCH YOU ARE COVERED FOR. IT'S ALWAYS WISE TO GET AGENTS OPINION IF YOU SHOULD TEMPORARILY INCREASE THE AMOUNT DEPENDING UPON HOW MUCH WORK IS INVOLVED. YOU ONLY WANT TO INCREASE YOUR PERSONAL INJURY AMOUNTS AT MOST. OBTAIN INSURANCE CERTIFICATES FROM ALL CONTRACTORS AND COPIES OF THEIR WORKERS COMP POLICIES. If you are knowingly hiring contractors at lower prices without insurance. You become GC and might want builders risk insurance for various reasons. But learn what those reasons are first.
