We liked Terri Wilkerson-- she's also a west-sider herself and knows that part of the city very well, so if you so end up choosing the West side of A2 (as opposed to the west side of the country), she would be great for buying as well as selling. She is also very ethical and had excellent recommendations for other local agencies/people we needed in the process (inspector, mortgage folks, etc).

I used Geoffrey Leach of Century 21 (248)701-5947. He came over abour 3 weeks before I wanted to list and gave me a "to do list"... I agreed 100% with his listing price recommendation. The day I vacated the house he listed it... it had tons of showings and was in escrow at FULL LISTING PRICE within 5 days... (it needed a lot of work). Excellent contact all the way through the process. His home offine is West Bloomfield but he trains at the Livonia Century 21. My house was on W. Clements Cir... closed escrow July 31. Tell him I recommended him.

We used the [Home Buyer's Agent of Ann Arbor](http://buyersagentannarbor.com/) after doing a good amount of research. They only deal with buyers; they do not sell any properties themselves. We felt that they worked within our best interest. When we viewed a house, our agent was not looking to pressure us into making any decisions. I would ask questions and he would give me his honest opinion on the condition of the home. If he saw a problem that he thought might need our attention, he was quick to point it out. Our agent was Joel Decker, but I think all of the few agents they have there are supposed to be pretty good.
Their website is... not good, but I think they're worth setting up an interview with. We were able to close on the house quickly and our agent was very available to help us.

Very prompt with communication too. Do plan on interviewing a few different realtors though. You're likely going to be talking to them a lot so you should be comfortable with them.

Outside of which realtor you choose, I would advise you not to rely on them for recommendations for home inspectors, mortgage agents, etc. Most realtors simply want to close a sale and will choose an inspector who will facilitate that. Likewise many have arrangements with mortgage agents who give them referral kickbacks. I used Patrick Lyons for my home inspection. He cost way more than my previous inspection but was well worth it in the end.

The way Zillow works, is they sell leads to realtors by zip codes. When you click on the button that requests info, your contact info goes out to all of the realtors that bought leads in that zip code. Then it’s a race to who calls you first. Certain zip codes cost multiple thousands of dollars per month.
This is also how Realtor.com works, as well as most sites that appraise your home value. Nothing is free - you are the product and the realtors are actually the customers.
If you call the listing agent on Zillow, they really shouldn’t offer to represent you if they are representing the other side. That’s dual agency - and it creates a pretty obvious conflict of interest. It’s unethical, but unfortunately not illegal.
So, how do you find a realtor? Ask someone you trust if they know anyone. If you don’t know anyone to ask in the area, let me know - I’d be more than happy to recommend you a local realtor.

It’s not a realtor option but if you’re just buying a home, Home Buyers Agent of Ann Arbor was extremely helpful for us. We were extremely picky, but they were extremely patient and had excellent local knowledge about Ann Arbor homes, neighborhoods, builders, etc.

Check out the local [realtor association website](http://aaabor.com). They won't recommend a specific agent but there are good resources there about the area market and info for buyers and sellers. If you don't know anyone in the area who could recommend an agent to you, they also have a membership roster with all of the realtors in the county.
Whether you have someone referred to you or you pick someone at random, don't be afraid to ask them for referrals that would be willing to let you contact them to share their experiences with the agent. They probably won't have a list right to hand, but they should be able to find a few previous clients who are willing to talk to you.
Be aware also that the common practice in the area is for the seller to pay the total commission for both their agent and the buyer's agent. That's good for you, because you don't have any fees to pay directly to your agent, but keep in mind that your agents paycheck is tied to the cost of the house, usually as a straight percentage that they get from the seller's agent. That won't affect you too much, but less than scrupulous agents may try to point you toward more expensive properties to get a bigger payday. Figure out what your price range is, communicate that to your agent, and sick to it. It's okay to turn down homes above your budget even if it is a "really great deal."
One last thing to realize is that you aren't a client of the agent until you sign an exclusive buyer's agency agreement. Until you do that, the agent is technically working for the seller, and is obligated to look out for the seller's interests. Most agents will have you sign disclosures and the agency agreement before you go look at your first property. Don't discuss anything about your financial situation with them other than a general budget range before signing the agency agreement. Have the agent go through it with you, and if you don't understand something ask about it.
I used to work as an admin at a real estate office in Ann Arbor, and the vast majority of agents I encountered, both from my office and others, were pleasant people who did their best to look after their clients interests. There are always a few though who give the rest a bad name. Ask questions, get references, and go with your gut.

Personally I always recommend going with a realtor who only works one side - a buyer's agent in your case. Preferably someone who has no direct association with selling agents. A buyer's only agent is more likely to try to get you the lowest price and not sell you out to their buddy selling the home. There are at least two such agencies and a couple inspectors in the A2 area who work like that, and they're all pretty well respected.

I'm an attorney, and part of my job is cleaning up the mess when real estate sales go wrong. I've seen every bad behavior under the sun from realtors, and there can be a lot. I'm pretty pessimistic about the industry as a whole. That said, I can recommend [Matt Dejanovich](http://www.isellannarbor.com/) wholeheartedly. He not only doesn't cause problems, he solves problems, and manages to stop problems from happening in the first place.
